The auditing and review of service charge liabilities for occupiers often identifies significant expenditure, which is budgeted to allow for major repair or replacement of elements of the building fabric (e.g. roofs) or the plant and equipment within it (e.g. boilers). Such expenditure can have a significant financial impact upon occupiers, often totalling more than the costs for the provision of the routine services.

Assure’s Building Consultancy team has the specialist skills required to review proposed major works and to advise occupiers on cost recoverability and lease compliance. There are often alternative approaches that can be taken and which the Landlord may not have considered, to repair or refurbish an item to provide a useful extension to its economic operational life at a reduced cost.

Assure can explore the alternative options that are available and provide clear and impartial advice to occupiers regarding the costs, risks and benefits of different solutions. We can then engage with Landlords, managing agents and others to present alternative options that will enable the Landlord to fulfil their lease obligations whilst achieving lower costs for occupiers.

The consultancy team are also able to assist occupiers with other specialist property related issues, including dilapidation, defect diagnosis and surveys for the purposes of acquisition or determining condition.
