Abuse, Assault and Theft - An Effective Service Charge Increase
We all know that there is a problem and sadly the solution put forward by managing agents has too often been to increase security officer numbers without any meaningful attempts to encourage them to intervene and help tackle the problems. We have had many of our clients express their concerns at this wasteful and ineffective approach. It’s not always like that …
About a year ago, we were involved in a small scheme in the home counties. The security budget increased from £125,000 to £150,000 and naturally we sought some additional information to justify that change. Rather than a general reference to problems, increased manning levels and wage cost increases, we got a different answer. They had introduced measures to encourage and support intervention with all officers being handcuff trained so they can detain and recover items as well as supporting in a wider range of situations. Also, new uniforms were introduced including basic safety armour, radio and body cam monitoring. This approach made more sense. We recently revisited the situation to see if it made a difference.
Our clients feedback: “It seems to have been beneficial for the store and our stock losses have halved….with support of the centre guards. They are amazing and come any time we ask for support. They also follow in undesirables. They have been active in many arrests of prolific shoplifters and responding to incidents involving abusive customers.”
If tenants are to be faced with significant security costs (as well as having responsibility for their staff on the frontline) then they have every right to expect this type of support.
